Fire Sprinkler: Leaking Sprinklers

Overtime fire sprinklers can begin to leak. There are two reason that this may occur: 1) when the fire sprinkler was installed it was over tightened and the head adapter was cracked. When the head adapter cracks it leaves a small space for water to slip by the groves of the fire sprinkler and pool up around the exterior of the fire sprinkler. 2) If the fire sprinkler is part of an anti-freeze system and the system does not have an expansion tank on it to let off some of the pressure built up from rising temperatures, then the system will push the anti-freeze through the path of the least resistance, the sprinkler head. A sure sign of spotting this is if the drips pooling up on the exterior of the fire sprinkler are in the color spectrum of pink to brownish. Another way to diagnose if a sprinkler head has a leak or not is if the dry wall around the sprinkler is damp and a darker color. It is key that both signs are present. Many times leaking fire sprinklers are replaced, but the dry wall around them is not. If the dry wall is dry and the sprinkler does not have any drips on it, that could be the case.
